Kadans Science Partner selected to develop sustainable multi-tenant building on Utrecht Science Park

UTRECHT, 22 December 2021 – Utrecht University and the Utrecht Science Park Foundation have selected Kadans Science Partner to develop and operate a new multi-tenant building on Utrecht Science Park. For Kadans Science Partner this means the third building on this science park.

Kavel 32

For the Kavel 32 project, Utrecht University and the Utrecht Science Park Foundation were looking for a party to finance, develop, realize and operate a multi-tenant laboratory building for R&D start-ups and scale-ups in the Life Sciences sector.

With the submitted plans, Kadans Science Partner received the highest score for the realization and exploitation of the new multi-tenant building. Kadans will deliver a future-proof and energy-neutral building, called Plus Ultra Utrecht, on Kavel 32 of Utrecht Science Park. Plus Ultra Utrecht will offer over 22.000 m2 of office and laboratory space. Because both Kadans and the Utrecht Science Park have sustainability high on their agenda, they are aiming for a BREAAM-NL OUTSTANDING certification and thus an energy-neutral building with BENG 2 < 0. Primary energy use is limited with low-energy installations, fully compensated with solar panels. In addition, Kadans is committed to numerous other sustainability elements, entirely in line with the ambition of Utrecht Science Park.

Johan van Gerven, Associate Director Acquisition & Development at Kadans Science Partner: “We are looking forward to contributing to the development of Utrecht Science Park. We are very enthusiastic about what we will do with Kavel 32. A great challenge is the shared lab that we want to realize. This way we can facilitate the full life cycle of Life Sciences companies on Utrecht Science Park and be a full partner for the park”.

The tenant is central

In the call, the focus was clearly on dealing with the actual end user. In addition to high requirements for the building, the selection was also based on communication with tenants, the contribution to the ecosystem and putting the tenant first. Kadans’ unique approach to these aspects was a key factor in the choice for Kadans.

Because of the involved approach towards tenants with its own facility, commercial and community team, the focus is on relieving the end-user. Kadans will continue to be involved with tenants. The community manager will be responsible for developing the local and international ecosystem. This will connect tenants with each other and, in cooperation with the Utrecht Science Park Foundation, with other USP parties and stakeholders. Kadans also offers tenants access to an international network of its 23 campus locations in Europe.

In short: Plus Ultra Utrecht will be the perfect working environment for R&D start-ups and scale-ups to excel within the Life Sciences sector.

Utrecht Science Park

Utrecht Science Park is an innovative science community that aims to accelerate the development of a healthy, sustainable society. Over 75,000 students, scientists and staff from renowned medical centres, knowledge institutes and companies – all within walking distance of one another — are working closely together to develop and apply pioneering science and solutions in the fields of healthcare, life sciences and sustainability. As the largest science park in the Netherlands, we are an inspiring hotspot, providing the ideal environment, conditions and support for meeting one another, exchanging knowledge and collaborating at regional, national and international levels.

Tom Straeter, Senior Ecosystem Manager at Kadans Science Partner: “For Kadans this is a unique opportunity to become part of the ecosystem at Utrecht Science Park with yet another multi-tenant building. With our knowledge and experience Kadans will take care of setting up both a local and international ecosystem”.

For the realization of Plus Ultra Utrecht, Kadans will work together with cepezed architects, Deerns, Tielemans constructieadvies, Goossen te Pas bouw and MTD-landschapsarchitecten.
