Laboratory with modern facilities at Kadans
Discover your next specialised research space
Why choose a Kadans laboratory?

Discover our laboratory spaces tailored to your business
No two laboratories are the same as every researcher and organisation have unique requirements. Unlike traditional leases that deliver empty spaces, our Lab Ready standard provides spaces that are primed with a building related fit-out. This means that from the moment you step in, you can start envisioning and implementing your unique laboratory design. Additionally, we offer fully-fitted labs where you can start your research in a fully operational laboratory. Need a biology lab for your next breakthrough? A chemistry lab for that one crucial test? Or are you looking for a specialised research facility? We listen carefully to your exact needs. We take care of everything while you focus on what truly matters: your research.

Over 20 years of expertise in laboratory facilities
Kadans has been developing bespoke and future-proof laboratories for international biotech and life sciences companies for over two decades. Our expertise includes:

Fully equipped facilities for life sciences
A biology laboratory is a dedicated environment for biological studies, analyses, and experiments involving living organisms and their components. These labs support a wide range of research activities, from molecular biology and microbiology to genetics and cell culture.
Biology laboratories at Kadans Science Partner are equipped for essential infrastructure such as biosafety cabinets, autoclaves, centrifuges, and temperature-controlled storage to maintain sample integrity. These essentials are included in our Shared Lab facilities. Designed with flexibility and safety in mind, they enable scientists to conduct cutting-edge life sciences research under the appropriate biosafety level conditions.

Safe environments for chemical research
A chemistry laboratory provides a controlled and well-ventilated space for research involving chemicals, materials, and compounds. These labs are built to ensure the safe handling, mixing, and analysis of chemical substances through features such as fume hoods, chemical storage systems, and advanced safety protocols.
Kadans chemistry labs support a broad range of disciplines — including analytical, organic, and materials chemistry — and are often integrated with biological and physical sciences to facilitate interdisciplinary innovation. Each lab is designed to promote both productivity and safety, offering a robust infrastructure for researchers working on everything from pharmaceuticals to new materials.

Specialised spaces for in vivo research
In vivo laboratories are designed for conducting experiments within living systems. Kadans in vivo spaces are equipped with advanced ventilation systems, environmental controls, and secure access to ensure optimal conditions for experimental integrity and researcher safety. They support research areas such as pharmacology, toxicology, and biomedical sciences, providing an essential environment for translational and preclinical studies.

Flexible spaces for computational research
Dry laboratories are designed for research that does not involve hazardous biological or chemical materials. These versatile spaces are ideal for computational work, theoretical modeling, data analysis, physics, and engineering research.
Kadans dry labs feature robust digital infrastructure, adaptable layouts, and ergonomic design to support activities such as simulation, data processing, and high-performance computing. With flexible configurations and integrated technology support, these labs enable collaboration between computational and experimental teams to drive scientific and technological innovation.
Laboratories with containment certification

Safety is paramount in every laboratory we deliver. That’s why we offer facilities across several containment levels:
Containment level 1 laboratory
Biosafety Level 1 (BSL-1)
BSL-1 is the lowest biosafety level and applies to labs handling low-risk microbes that pose little or no threat to healthy adults. These labs don’t need to be isolated from surrounding spaces.
Equipment
Research is done on open benches using standard lab tools. Surfaces must be easy to clean and chemical resistant.
Safety Protocols
- Basic microbial practices (no mouth pipetting, careful sharps handling)
- Daily surface decontamination and regular handwashing
- No food, drink, or smoking in the lab
- Use of PPE (goggles, gloves, lab coats)
- Decontamination after spills and before disposal via autoclave
Containment level 2 laboratory
Biosafety Level 2 (BSL-2)
BSL-2 laboratories handle moderate-risk pathogens that cause human diseases. They build on BSL-1 practices with added safety controls to protect against accidental exposure through inhalation, ingestion, or skin contact.
Equipment
Includes autoclaves or other decontamination tools, biological safety cabinets for aerosol-generating work, and access to eyewash stations and sinks.
Safety Protocols
- Full PPE (lab coats, gloves, eye/face protection)
- Self-closing, lockable doors
- Restricted access during experiments
- Decontamination of all infectious materials before disposal
- Clear biohazard signage
Containment level 3 laboratory
Biosafety Level 3 (BSL-3)
BSL-3 labs study microbes that can cause serious or potentially fatal diseases through inhalation. Work is tightly controlled and requires specialized infrastructure and trained personnel.
Equipment
Mandatory use of biosafety cabinets, autoclaves, incinerators, and directional airflow systems that pull clean air into the lab and contain contaminants.
Safety Protocols
- Strict access control and government registration
- Personnel medical surveillance and vaccinations
- PPE includes goggles, gloves, respirators, and solid-front gowns or coveralls
- Hands-free sinks and eyewash stations near exits
- Double-door entry systems separating the lab from general areas

FAQ

How can we help you?
What types of laboratory spaces does Kadans offer?
We provide various types of laboratories: biology, chemistry, in vivo, and dry labs. Each lab is tailored to meet the specific needs of your research and organisation.
What are the containment levels of your laboratory facilities?
Our laboratory portfolio includes several containment levels (1, 2, and 3). Whether you need a basic safety lab (Level 1) or a high-security lab (Level 3) for hazardous pathogens, we’ve got you covered.
How long does it take to set up a laboratory?
The setup time depends on complexity and your specific requirements. A standard lab can be operational within several weeks, while specialised labs with high containment needs may take longer. Our in-house teams always plan carefully to deliver your lab on time.
In which cities can I find Kadans’ laboratory locations?
Kadans has laboratory facilities in key European innovation clusters, including London, Paris, Amsterdam, Madrid, and Glasgow. Our laboratory locations are strategically located in clusters where research institutes, academics, and biotech companies come together for optimal collaboration.
Can Kadans upgrade or modify an existing laboratory?
Yes, in addition to developing new labs, we can upgrade existing ones to modern and future-proof standards within our own buildings. Whether it’s increasing the containment level or adding new technical installations, we ensure a seamless upgrade.
