Guilford Street Laboratories joins Kadans’ Kings Cross community with new laboratory space at Mayde
Guilford Street Laboratories expands its London footprint with new laboratory space at Kadans’ Mayde facility in Kings Cross, London, with the aim of building its CoreLab capabilities and scaling its operations.
Mayde is a state-of-the-art, purpose-built laboratory and office building supporting a growing community of life science and tech businesses.
LONDON, UK, 14 July 2026: Kadans Science Partner (“Kadans”) today announces that Guilford Street Laboratories (“GSL”), a provider of cutting-edge biomarker assays and diagnostic solutions, is expanding with new laboratory facilities at Mayde, Tileyard Quarter, King’s Cross, London.
By combining high-throughput mass spectrometry (a technique used to measure the intensity and wavelength of radiation or particles interacting with matter) with AI-driven analytics, GSL transforms complex data into actionable insights. GSL enables faster, smarter decisions for pharma and biotech innovators helping to streamline clinical trials, reduce costs and accelerate time-to-market for life-changing therapies.
The Company’s expansion follows GSL’s recent completion of a third funding round which will support the next phase of the company’s development. The additional mix of lab and office space marks a key moment for GSL and will be used to significantly enhance its CoreLab capabilities.
Kadans’ flexible offering and unique blend of scalability, connectivity, talent and investment means they are the ideal partner to support GSL as it grows its operations. GSL will also benefit from Kadans’ wider, global ecosystem, joining Mayde’s existing tenants including EpochBio, Plasmidsaurus and many others in becoming part of the wider King’s Cross science cluster and gaining access to a network of like-minded scientific organisations, professionals and academics.
Mayde is a purpose-built, state-of-the-art 114,000 sq ft laboratory and office facility situated within King’s Cross’ expanding life sciences and technology hub. Officially opened in November 2024, it is the first and only commercially oriented facility in London to integrate GMP manufacturing with laboratory and office space, purposefully designed to support the transition from research and development through to commercialisation.

Mayde is the first of four Kadans Science Partner developments within Tileyard Quarter, with the full scheme set to deliver more than 300,000 sq ft of combined laboratory, office and GMP manufacturing space. Designed with a lab-first approach, Mayde accommodates a wide range of scientific activity, including heavy chemistry, and features dedicated loading facilities alongside specialist building services.
Work is also progressing on the second building, Versa, which is scheduled for completion in Q3 2026 and will complement Mayde’s offering.
